Millbrae - Complete Remodel + Addition
Full home remodel with 423 SF addition and load bearing wall removal. The renovation included a brand new kitchen, master bathroom remodel, added two new guest bathrooms, a new laundry room, brand new entry, repiping, rewiring, new flooring, doors, and windows for the whole house.
The Millbrae project started with our architectural design services, which included structural engineering and permit processing. Once construction began, all demolition was completed per approved city plans. Next, foundation concluded with the required special inspections from our engineer and the city of Millbrae. After foundation, our crew moved on to rough framing for the addition and interior reconfiguration. Roofing and window installation came swiftly after. This home required a trusses roof which was built off-site and then placed on top of the framing via a large crane. Our crew was then able to attach the roof to the walls as per approved plans.
Rough plumbing, electrical, and mechanical followed, along with exterior stucco and insulation installation. Drywall was completed next and the client opted for a smooth finish texture (level 4). Level 4 finish requires extra layers of mudding and sanding to create a smooth appearance.
The clients took their time to consider paint and flooring colors as Millbrae can be quite overcast and a bit on the cool side. The homeowners wanted their finished materials to feel warm and welcoming. They opted for a beautiful Benjamin Moore White Dove for the main living area and Benjamin Moore Edgecomb Gray for the bedrooms. For flooring they stayed away from any grey tones and settled on the Andromeda from Vellichor. Tiles and grout were carefully chosen from Bedrosian and Porcelanosa, while the kitchen countertop was purchased from United Marble. Their beautiful kitchen countertop was handpicked for its tone, shade, and pattern. The clients decided on a natural quartzite stone called Taj Mahal, which elevated the overall kitchen design and aesthetic. It took numerous vendor visits and batch viewings to find the perfect stone slabs to match their kitchen flawlessly.
Finished plumbing fixtures, doors, vanities, lights, cabinet hardware, appliances were finally ready to be installed to complete this home remodel and addition. The homeowners were very thorough in their design choices and purchased exquisite pieces to achieve their desired look.
